M3M–Jacob & Co Branded 5BHK Residences Sell Out at Rs 40,000 Per Sq Ft in Noida — Highest ever Rate for the City

The project will feature starting luxury premium residences in configurations of 3 BHK, 4 BHK, and 5 BHK premium luxury residences.

In a landmark moment for Noida’s property market, M3M India has sold out 5BHK units at its newly launched Jacob & Co-branded residences at a record Rs 40,000 per sq. ft., the highest pricing ever achieved for an apartment project in the city, people aware of the matter said.

The project was launched in October at a base price of Rs 35,000 per sq. ft. but after including the preferred location charges (PLC), parking charges and others the company traded these apartments at final price of Rs 40,000 per sq. ft, people known to the development said.

The project will feature starting luxury premium residences in configurations of 3 BHK, 4 BHK, and 5 BHK premium luxury residences, priced between the range of Rs 14 crore to Rs 25 crore. The size of a 5BHK apartment is around 6,400 square feet and the ticket price is around Rs 25 crore.

Sources said that the 5BHK ultra-luxury residences, part of the marquee development along the Noida-Greater Noida Expressway, were booked within 3-4 days of the launch, reflecting soaring demand for branded luxury homes and a shift in buyer perception of Noida as an emerging premium address.

The branded residence project boasts a total investment of Rs 2,100 crore. The project is spread across six acres of land in Noida Sector 97 along Noida-Greater Noida Expressway. The development is expected to generate a top line of Rs 3,500 crore.

Jacob & Co. is a globally renowned luxury brand, celebrated for its high-jewellery timepieces. This is the first branded residence project of Jacob & Co. in India. They have branded residences in Dubai and Ras-Al-Khaimah.

Real estate experts say the success of the project signals a structural shift in the region’s luxury housing market.

“This is a watershed moment for Noida,” said a NCR based real estate consultant. “The entry of global brands like Jacob & Co has elevated Noida’s aspirational value. Buyers today are willing to pay a hefty premium for exclusivity, brand assurance, and global design standards,” he added.

The Jacob & Co-branded homes are expected to offer bespoke interiors, signature design elements, and concierge services inspired by the New York luxury house—features rarely seen in Noida’s residential market until now.

“With new infrastructure, better connectivity, and strong economic activity around Noida Airport and YEIDA, high-net-worth buyers see long-term value. This demand is pushing developers to introduce ultra-luxury inventory, and buyers are responding,” said one of the channel partners of the project.

Phase I of the project will comprise 150 branded residences, while Phase II will feature around 100 ultra-luxury serviced apartments. The company has offered around 30 5BHK branded residences. The project is targeted for completion in three years.

According to market data, County 107 in Noida Sector 107 is being sold in resale for prices around Rs 30,000 per sq. ft, which is the costliest after M3M Jacob. CRC The Peridona at Jaypee Greens in Greater Noida is trading at a price point of Rs 20,000 to 22,000 per sq. ft. Max Estates luxury residential project in Noida Sec 128 is also selling at a similar price point.

Godrej Woods in Sector 43 follows at approximately Rs 18,700 per sq. ft., while ATS Knightsbridge in Sector 124 is selling at nearly Rs 17,000 per sq. ft. for its ultra-luxury 4- and 6-BHK residences. In Sector 128, L&T Green Reserve is also positioned in the price bracket of Rs 18,000 per sq. ft.

Experts said that the Rs 40,000-per-sq-ft pricing marks a steep premium over Noida’s conventional luxury segment—where even top-end projects typically range between Rs 15,000 and Rs 25,000 per sq. ft.

They said that the trend is consistent with rising wealth creation and a growing appetite for global luxury brands.

“India is seeing a surge in demand for branded residences as they offer trust, craftsmanship, and lifestyle differentiation. Noida’s market maturity is now aligning with Mumbai, Gurugram, and Bengaluru,” analysts said.

The rapid sell out also underscores NCR’s broader shift toward high-value residential purchases, driven by a strong post-pandemic preference for larger, amenity-rich homes and developers eyeing the premium segment for higher margins.

Jacob & Co. counts among its patrons royalty as well as global icons such as Cristiano Ronaldo, Jay-Z, and Salman Khan.

M3M has completed 40 projects spanning 20 million square feet, and another 17 projects, covering 40 million square feet, are under construction.
